A curved residential tower with glass balustrades on every balcony, against a clear sky

Strata & owners associations

Bring your building back to its best, with one contractor

Facades, cladding, repaints, windows, silicone, balustrades and common areas, restored for residential, commercial and mixed-use towers in Dubai. One contractor for the whole job, working around the people who live and work there, and by rope access or the building's BMU instead of scaffold wherever the building allows.

Why one contractor

More than maintenance. One job, one contractor, one quote.

Dubai's sun, heat, humidity and sand are hard on a building. Facades fade, sealant joints fail, glass etches and balustrades lose their finish, and the usual answer is a painter, a glazier, a sealant contractor and a facade specialist, booked one after another, each with their own quote, their own access and their own disruption.

We do all of it under one contract: one quote for the owners association to approve, one programme for residents to plan around, and one team responsible for the result. Wherever a surface can be restored rather than replaced, we restore it, so the building looks new again without paying for and waiting on replacements it does not need.

Start with what you have

Send us what the owners association already has

Your reserve fund plan

The repaint, facade or sealant work in the building's reserve fund plan, scoped and quoted when it falls due.

A snagging or defect list

A snagging list or defect report — from a handover inspection or a building survey — quoted item by item.

A consultant's specification

A specification from your facade consultant or engineer, priced and delivered to it.

Balconies and balustrades

Balconies that look new again, without replacing them

Balconies are where a tower shows its age first: glass etched by run-off, finishes dulled by sun and sand, sealant that has cracked and let go in the heat. Replacing it all means glaziers, fabricators and access to every apartment.

Most of it can be restored where it is. We polish the glass, refinish the metalwork and reseal the joints: one team, one visit per balcony.

How it works

Simple for the owners association, from first inspection to the finished building

  1. We inspect the building

We walk the building with your community manager or facility manager and look at every item on the list.

  2. You get a clear quote

Scope, access, staging and timing in one quote, written so it can go straight to the owners association board.

  3. We plan around residents and tenants

Notices, lift bookings and work hours arranged through your community or facility manager, and around the summer midday break for outdoor work.

  4. You approve the finish first

Colours and finishes are matched on site and approved on a sample before the work starts.

  5. We do the work

Trained crews deliver the job by rope access, BMU or conventional access, with everything around them protected as they go.

  6. Before-and-after photos for the board

Photos of every item before and after, so the board can see exactly what was fixed and keeps a record for the next plan.

Questions

What owners associations ask us

Yes. We work for owners associations through their management company, community manager or facility manager, and for developers and contractors closing out snagging and defect lists.

Often not. We use rope access or the building's BMU wherever the job allows, and the quote tells you how we plan to reach the work.

As little as we can manage. The work is staged, lifts and common areas are protected, and notices and work hours are agreed with your community or facility manager before we start.

Yes. Send it through and we will quote it line by line, so the owners association can compare it directly.

Before-and-after photos of every item and a clear record of what was done, ready for your files and your next reserve fund plan.

No. We handle cladding, facades, windows, silicone, balustrades, painting and finishes. Concrete and structural work is for a building contractor or structural engineer.

M&M's own team. We are an Australian facade and finishing contractor delivering on Dubai projects, and crews and resourcing are confirmed against your programme before appointment.
